Here is the process for buying your properties. 1) Complete your due diligence 2) Prepare the Deed - use LGPass to create your deed. 3) Prepare a short cover letter explaining to the seller that they should have the deed notarized and mailed back to you. Confirm that once the deed is recorded you will send them a payment for $X dollars. If they want payment upfront, you can use a mobile notary from 123notary.com, I would tell them that they would need to pay for that service $100 (reduce the payment by that amount). 4) Only the seller of the land needs to sign the deed because they are the ones giving up their rights to the property. As a result, only the sellers signature needs to be notarized. 5) When you get the deed back, record with the county. You need to be a company to use Simplifile. Not all counties are available, if not call the county recorder and ask them how to record a deed and what the fees are. 6) Once the deed is recorded, send the seller their payment. 7) Start marketing the heck out of the property!
