What am I looking for and is there anything in particular that needs to be done differently when purchasing property from a trust?
When purchasing from a trust you want to be sure the seller is the **acting trustee** and **has the authority to sell real estate** on behalf of the trust. The seller should sign the deed as the trustee (i.e., John Doe, Trustee). It is helpful to request a copy of the trust docs from the seller so you can verify the above mentioned items. Optionally, in most counties you can record a **Certificate of Trust** prior to the new deed to further show that the seller has the authority to sell on behalf of the trust.
